QHow does this process work? 
A: The process is very simple. All you have to do is submit your home information form that is found on this website. After you have submitted the form, the information will be sent via email to our  Member in your area. They will contact you within three (3) business days to discuss your  situation. If the situation is a win-win for both you, an offer will be made on your home. You will then determine if you wish to accept or reject the offer. 
Q: Do you pay fair market value? Do you use an appraisal? How do you determine the price you're willing to pay?
A: Just as every homeowner's situation is unique, so is the process in which our home buyers and Members determine what an appropriate offer for a home might be. Things that are taken into consideration include the age and condition of the home, cost of any needed repairs, the current local market conditions, as well as the urgency of your individual situation to raise immediate cash. If an appraisal is needed, we pay the cost.
Q: Do I have to make repairs on my property to sell it?A: No, we will purchase the home in its as/is condition. You do not have to do anything. Just tell us what needs repaired. 
Q: How much do you charge?
A: There is NO fee to the home Seller for our services.
Q: Does it matter if I have a realtor?
A: Our suggestion would be that you go ahead and fill out the form so our Member can contact you. After visiting with our Member, you may wish to contact your realtor to ask them what would happen if you found your own buyer. Sometimes realtors commissions can be waived or fees can be significantly lowered.

We often cannot negotiate with you directly if your home is already listed with a realtor and under contract. Once you fill out the form, you can visit with us at any time, but usually you would have to cancel any existing agent contracts before we can work with you and negotiate an offer and buy your property.
Q: Do you only buy houses? Or will you buy condos, townhouses, etc?
A: Our cash buyers do not concentrate solely on houses. We can help you sell townhouses, condominiums, duplexes, beach property, office buildings, farms, land, or any structure that has land deeded to it.
Q: What if I have my property rented?
A: Don't worry if your home is rented. We can buy your house and take care of your renters later. If you have family living there we can always make special arrangements for them too.
Q: What if I am behind on payments?
A: If you are behind on any payments, we may be able to work with your lender to get you out from under the property. We have a team of expert negotiators available that can deal with the bank on your behalf. We may even be able to help if you are already in the foreclosure process. There are many options available. 
Q:  How long does it take to close and get my money?
A:  Again, every homeowners situation and property are unique. We may be able to close in as little as 7 days, or as far out as you want, depending on the specifics of your deal.
